Haven in Ridgewood, Perth, is a new over-55s development which is offering both green-titled house and land packages – priced from $320,000 – and social housing apartments for people who’ve been priced out of the housing market.
It’s the brainchild of not-for-profit retirement and aged care provider Southern Cross Care (WA), WA’s Department of Communities and property group Pindan.
Under the partnership, the Department donated the land which is being developed by Pindan, while SCC will operate the apartments.
75% of the homes will be priced below the Ridgewood median house price of $387,000 – and all are well below the Perth median house price of $529,000.
Thinking outside the square
Home buyers will also own the home and land it sits on and won’t have to pay any strata or exit fees.
Residents will also have access to the in-home health and wellness services offered under Southern Cross Care’s Southern Plus home care service.
It’s an innovative initiative – and a much-needed one. The latest data from the Bankwest Curtin Economics Centre (BCEC) shows 63 per cent of West Australians aged 55 and over are spending more than 30 per cent of their income on rent.
However, many rental homes are not always designed for ageing in place – important if you plan on staying in your home as long as possible.
